What to look at on each tour
The gym at the hour you would actually use it, the real unit they are offering and not just the model, the parking and how far you walk to your door, and how much you hear the neighbors.

I went through every Frisco community that fits that and these six are the ones that made it: 4.1 stars or better on Google and a gym residents mention by name. Two on-site fitness centers with virtual training, complimentary yoga lessons, a golf room, a rooftop pool with cabanas and a tanning shelf.
"8 different clubhouses, 2 gyms, and 2 pools. Staff is super friendly, maintenance always has a quick turnaround time."
Best rated and the biggest gym setup on the list. The trade is distance: it is the far north end of Frisco, 6.7 miles from The Star.

24-hour fitness center plus a separate yoga studio. Resort-style pool.
"12/10 place. I literally had 0 complaints about the building, leasing, neighbors."
Cleanest reviews of the six and the best location for someone who wants to walk somewhere at night. The gym is good, not huge; Cowboys Fit is across the street if she ever outgrows it.

Fitness center with a cycle and yoga studio, two pools with lounges, and the canal trails outside the door for morning runs.
"Beautiful walking trails along the canal, and great paths for an early morning jog. The community is always clean, well maintained, and feels safe."
The value pick. Cheapest rent, most reviews, and a neighborhood that feels like a house not a complex. The gym is solid but the smallest of the six.

New state-of-the-art fitness center (the building opened in 2024), resort-style pool and sundeck.
"Everything is brand new. The weight room and all other amenities are first-class."
Newest building and the best weight room of the six by the photos. The area around it is still filling in, so it is quieter at night than Frisco Station.

Two-story fitness facility, luxury pool and a resident clubhouse.
"Amazing location, great gym, clean community, and very responsive management and maintenance. Very quiet."
Same corner as Cadence for about $100 less and a bigger gym. Older building (2018) and the fewest units available, so if she likes it she should not wait.

Newest product up north with the biggest special. Fewer reviews than the others and a few of them complain about the finishes, so she should look closely at the appliances on the tour. Note the washer and dryer are connections, not included, in some units.

South to north along the Tollway. About 45 minutes at each. Albert confirms each appointment and goes with you.

Application and admin fees, deposit, whether the free weeks are spread across the lease or taken up front, which utilities are included, parking cost, pet policy and the renter's insurance they require. Albert asks these with you.
After the six, you pick two. Albert works those two for the best price and the best unit, and you sign once. The community pays Albert's fee; it costs you nothing.
I grew up in Frisco in a family that builds. I see an apartment the way a builder does and read the lease the way a lawyer would.
